REPAIRS AND MAINTENANCE
We want to make sure your home stays comfortable, healthy, and safe.
We want to know when things need repair before they become big, expensive, inconvenient issues for all.
What if I Fix it Myself?
Do not try to make a repair without reaching out to us first. Any attempt to repair is at your own risk and you may be held financially liable. We also want to make sure any repairs do not place any future tenants at risk.
Sometimes we do let tenants make repairs or upgrades, but please reach out to us first.
How do I Submit a Repair Issue?
Please use the Doorloop Resident Portal to submit maintenance issues. Things get fixed faster if you include pictures and/or video that visually describe the problem -- this lets us send the right person with the right tools and materials on the first visit. Adding your issue this way also helps us track and make sure it gets handled successfully.
Do I have to be Home for the Repair?
When we reach out, we'll see if there's a convenient time when you're home. If your schedule and the repair tech's schedule doesn't line up, we can arrange for a lockbox or other means of access. Just let us know if you have any concerns.
I Submitted a Request, but no one seems to be Following up on it.
It's pretty common that people submit requests, we respond, and wait for the information we need. If details aren't provided, these issues get closed after a certain amount of time.
We try not to have any cracks in our maintenance system, but things do sometimes fall through cracks. Feel free to comment on your maintenance request -- every time you write something, the team receives updates. We are committed to making sure everything is followed up on.
The Power is Out - What should I Do?
Find out if the power outage is isolated to your room, your entire unit, the entire property, and/or the community. If it's the whole block, contact SDGE. If it's the entire property, reach out to us.
Most isolated room or unit power outages are caused by circuit breakers that have triggered. This means that there is an electrical short or there are too many devices requiring high amounts of electricity. Common causes are a shorted electrical equipment, a shorted outlet, high electricity-needing toasters, irons, space heaters, blow dryers, or other appliances on the same circuit. Once you identify and correct the issue, the circuit breaker can be manually reset.
If a circuit breaker keeps triggering despite unloading electrical devices on it, there is likely to be a short circuit. Please contact us to make a repair using the Doorloop Resident Portal.
I have an Emergency - What should I Do?
If there is a life threatening emergency, call 9-1-1. Seek a safe place to move to.
Text and/or call (repeatedly, if necessary) our main line number @ 619-375-5009 to report urgent issues, such as major water leaks, gas leaks, electrical hazards, loss of heat or A/C during extreme temperatures, flooding, structural damage, broken doors or locks that compromise security, sewage backup, carbon monoxide detection, severe pest infections, etc..
I got a Call from a Random Person - How do I know they are a Legit Repair Tech?
It can be weird to let a random stranger calling you into your home. We work with lots of different vendors for repairs and maintenance -- depending on what's wrong and who is available to assist, different people may reach out to resolve the issue you submitted.

Noise Complaints
The City of San Diego Municipal Code states reduced noise levels must be maintained within the City of San Diego generally between the hours of 10pm - 7am in residential zones.
It may be helpful to take audio recordings and perhaps even get a decibel reading. Your phone app store may have a decibel meter app.
If you are experiencing an ongoing conflict with your neighbors, there a few steps you can try to resolve the issue:

Someone Unauthorized is Parking in my Spot
If according to your lease agreement, you have a designated parking spot, and an unauthorized person is parking in your spot, you have several options to resolve the issue:
Place a courtesy note on their vehicle
Contact Us, Your Landlord, through the Doorloop Resident Portal
Photos, including the vehicle's license plate and the parking spot, clearly showing its relative location to a known landmark, may be helpful.
